No.5 Paddington Village

Following the success of the Spine, Liverpool City Council and Sciontec Liverpool launched No.5 – a new science and tech building at Paddington Village.
No.5 will provide 120,000 sq ft (gross) of new Grade A office space to attract health, science or technology occupiers looking for the most exciting new workspace in Liverpool.
The scheme is expected to be on site in January 2021 for a completion in late-2022. This is based on a co-ordinated and CDM compliant site wide logistics plan.
The infrastructure works delivered across Paddington have removed all typical construction/ development risk, especially around abnormal costs. Site wide power, district heating, drainage and incoming water are all in place.
Development plots have been fully remediated and left at the correct development plot levels to ensure the masterplan is fully integrated. As with the Spine, No 5 will also benefit from being accessed for all servicing via the under-croft at basement level, meaning the ground floors are completely free of vehicles or unattractive servicing areas.
There will be some limited car parking within the under-croft for either the Spine or No.5 and there will also be a brand new multi storey car park at Paddington available for additional parking requirements.
The new public square in the heart of Paddington Village will be partially open for the completion of the Spine and, fully open before the completion of No.5, providing the highest quality new public realm around the development.
